I use to sell real estate in the 70's. Prices were set by the willing buyer and seller. What one person is willing to pay and what one person is willing to sell at. The Agent could only advise the people on either side what was the going price is or was at that time. There was people that tried to sell their properties to high, and it just sat there not selling thinking they were going to get a sucker. Most of the time it didn't work. Then there was fools that would pay to much, and people that tried to steal the real estate too. It would soon get out that an agent wasn't trust worthy, or the property was to high. The long and the short "Fool rush in, where wise men don't go". It still applies today.
