My father in law just bought a ranch in Emmett. Gorgeous area! I am in Meridian.

Good country up there, all the deer end up by my land when the pressure is on!☺

What do domestic water wells look like in the area? Are they geothermal, good cold, etc? Good location in the area too.

Very good water, cold no sulfur or high minerals. My home was the lot next to this, on 42 acres, it was best water. Ice cold, good. I cannot stand city water. My well was just shy of 200'. I can send well report or the name of my driller. Price for a well estimate on the 36 acres with casing and pump was 8-9k total cost.

There is alot of water up in those hills, no dry holes.

Ok, I see the map. The butte seems good about giving up water. My wife and I looked all over down in that area. Great chunk of ground.
