Deer Lease questions for a newb

Hi everyone, I'm a new hunter and hoping to secure a place to hunt whitetail in TX this season and this will be my first ever lease and hunting for deer. I have an individual that's willing to lease 150 acres west of Fort Worth for $3,000 (he's looking for 2 hunters to pay $3k each for $6k total) and he said the lease will allow 1 buck, 1 doe and year-round access for shooting, camping, hanging out with my sons, etc. It's got a tank, wooded areas (about 70% wooded and 30% cleared / fields). I'm not sure what's currently out there as far as blinds, feaders, etc.

I've never leased land for hunting before......and so I have no idea if this is a smoke'n awesome deal, or on the high side and if I should keep looking. But he just got this land and I got the impression that he's managing it conservatively.......but I think a TX bag limit is like 5 deer......but that's why I'm asking for feedback to see if this is a good deal or what. This is the first person I've found that will actually have land available lol, as nearly everyone is like 'nah man.....I've got a place.....but don't know of anything available......good luck bud.......' << lol.

At any rate, this is only about an hour from my house in FW area and so it seems intriguing to me. I consider myself a beggar for a lease at the moment, but will keep looking if this is a really bad deal or if I can negotiate a better rate for what it is.

What's a common rate / deal / lease amount for 150 acres and I get 2 deer (1 buck, 1 doe) and year round access?

Hmmm, I think there's a lot of factors that go into this one. I have a lease, but it's not in Texas, it's in Alabama. Also, it's not in an area that you're really going to see trophy deer. I pay $1000 a year for roughly 1000 acres. There are 10 of us on it. I can kill 2 bucks and 4 does a year. My wife can kill the same for no extra charge. My last lease in AL was $1250 for 3000 acres, but there were 30 members.

Do I think $3K is pretty steep for 150 acres, yes. But If the 150 has excellent deer, hogs and occasional turkey it may be worth it? It is pretty nice to have an area you can hunt all to yourself!
 
Have you been to the land to check for any sign?
Are there any places where you can set up camp? Electricity
Stands and feeders expensive so would check out to see if any there.
See if any good locations to set up stands? 150 acres a lot of land, but rifle hunting takes a lot of land, and depends on neighboring properties how much is ethically huntable.
Positive is the property is close enough to spend a lot of time there.
Breckenridge area and around usually a fair amount of deer.
All that being said, nothing is better than spending that time with your son. Deer or no deer.

Ah man, that sounds like a dream......1,000 acres for $83.33 per month !

Thank you! I haven't been there yet but will probably do a tour with the Lessor. This is one he just acquired that's adjacent to a much large hunting lease. The one I'm considering is unimproved as far as utilities, feeders or blinds. I'm fine camping and bringing a generator if needed. I would build / bring a blind and feeders and I'm assuming that would all be my personal property out there (unattached to the real estate). I do very much like the proximity to FW and Mineral Wells and the chance to dove, turkey and hog hunt. Lessor said unlimited hog hunting. I just have no "feel" for what stuff leases for around here, availability, etc. so I may end up biting the bullet on this one just to go and HUNT and camp with the boys.
 
Save the $3k, buy a nice Buck mount off of Craigs List or a local flea market for a couple of hundred and then take the rest of the money and take you wife on a nice vacation.
Better yet save up for two-three years and go to Africa for a Hunt/Vacation of a life time!
Ha! Maybe one day an exotic or international hunt. I'd like to harvest some the basic stuff and have some outdoor fun with my young boys. But my wife is always up for a good vacation!
 
What do you have to lose? I would check it out and if it looked good I would pay the whole $6k and you can shoot 2 bucks and 2 doe and have it all to yourself. If there are hogs, predators, or javelina on the property can you shoot them?

I believe so; I think it's unlimited hog hunting. There are a couple of tanks as well. I'm leaning toward doing one spot and seeing if I can get a buddy whose family we're friends with to take the other one. I'd like to just buy some land !! haha.

Never been to Texas but that's outrageous for Tennessee and then him limiting the deer less than the states limit that's unacceptable

Sounds like a decent deal for Texas to me. Can hunt year round and nobody but you or you and a buddy hunting it. JMO
