Do you have certified engineered drawings so this can go through regional building code regulations to be a legal "tiny home" dwelling? if so what is the snow load rating on the roof?

I have the original paperwork from the building itself. I will have to check if it lists the snow load rating. Keep in mind, this is a Texas manufactured building, we don't worry too much about snow load here. No, I don't have any engineered drawings. We live in a rural area and don't have to worry about such things.
 
Thanks? Won't do me any good then as to get through regional building it would need an engineers stamp on the drawings to even submit it for a permit.

Check local regs/building codes. International Residential Code(IRC) doesn't really apply until a building is over 200 square feet. Just another Avenue to pursue if applicable.

Depends on your area, it's 100 Sq ft in my county for an outbuilding---- but anything that is a "dwelling" must meet the codes no matter what size it is---- problem with converting outbuildings to dwlings is most outbuildings have studs 24 " on center, but dwellings need 16" on center studs--- you would need to be in an area that doesn't require to pull permits....now a days, those are few and far between. Probably work as an "accessory building" for farming or grazing zoned land though-- that is an option too.

It's a cool little house- hope you can find it a good home.

Yes, we are blessed to live in an area where you don't have to ask permission and pay fees for every little thing you want to do on your own property.
