wyoming area 12

I may have a chance to hunt antelope in area 12 this year on a private ranch if I go ahead and buy my licences and it falls thru does anybody know what the public hunting is like in that area. Also what is a ranch permit I can't find anything on it, bit I doubt I would go that route if I did but I'm curious.
